Land, Flat & Property Legal Services

Before you sign, we check. To avoid legal complications when buying or selling land or a flat, we verify ownership and the related documents, advise you on the law, prepare the necessary deeds and assist with registration.

What we do

Every step of a land or flat transaction

From the first document check to the mutation khatian in your name. Six stages, each with a clear outcome you can hold in your hand.

  1. 01
    Before you commit

    Title verification & due diligence

The most important stage. We trace who has owned the property, confirm the public records agree with the deed, and tell you in writing whether it is safe to proceed.

    • ✓Title search and chain of deeds back through previous owners
    • ✓Khatian (CS, SA, RS, BS / City Jarip) and porcha checks against the deed, dag and mouza map
    • ✓Mutation (namjari) status, DCR and land development tax receipts in the seller's name
    • ✓Encumbrance search: mortgages, liens, pending suits, vested or khas land status
    • ✓Seller identity, heirs and co-owners; validity of any power of attorney used to sell
    • ✓Site visit to confirm boundaries and physical possession

You receive: a written legal opinion with a risk grade, the gaps found, and what must be fixed before signing.

  2. 02
    Before booking a flat

    Flat & developer verification

Most Dhaka apartments sit on land that belongs to someone else, built under a developer agreement. We confirm the building is lawful and that the unit you are buying is actually the seller's to sell.

    • ✓Title to the land under the building and the landowner–developer agreement
    • ✓RAJUK / city-authority approved plan matched against the actual building and floor count
    • ✓Developer's legitimacy, REHAB registration and project approvals
    • ✓Allotment letter, deed of agreement, payment schedule and handover terms
    • ✓Occupancy / completion certificate, utility NOCs and common-area, parking and roof rights
    • ✓Secondary-market flats: previous sale deed, mutation and society dues

You receive: a flat-specific clearance report and a marked-up copy of the booking agreement before you pay.

  3. 03
    Once you decide to proceed

    Agreements & deed drafting

Every property transaction rests on a handful of documents. We draft or review them so the price, timeline, possession and penalties are clear, and nothing is left to trust.

    • ✓Baina (agreement for sale) with payment schedule, deadlines and refund terms
    • ✓Sale deed (saf-kabala) and gift, exchange or partition deeds
    • ✓Developer–landowner joint-venture agreements and development powers of attorney
    • ✓Flat sale agreements, lease and rental agreements
    • ✓General and special powers of attorney, including irrevocable POAs for expatriates
    • ✓Family settlement and heba deeds

You receive: execution-ready deeds, stamped correctly, with a plain-language summary of what each clause means for you.

  4. 04
    Transfer day and after

    Registration, mutation & record update

Registration transfers the title; mutation puts your name on the government record. Many buyers stop at the first step and discover the problem years later. We complete both.

    • ✓Stamp duty, registration fee and tax calculation and payment
    • ✓Attendance and execution at the sub-registry office; certified copies collected
    • ✓Mutation application and hearing at the AC Land office until the mutation khatian issues
    • ✓Opening the land development tax holding and first khajna payment
    • ✓Record corrections: name, dag or area errors in khatian or mutation
    • ✓Updating utility, holding-tax and society records for flats

You receive: the registered deed, mutation khatian and DCR in your name, with a closing file you can keep.

  5. 05
    When something has gone wrong

    Disputes, inheritance & partition

Co-owner disagreements, inheritance that was never formally divided, a neighbour over the boundary or a forged deed. We advise first on settlement, then litigate where it is needed.

    • ✓Succession and heirship certificates; distribution under faraiz
    • ✓Partition (batwara) suits and deeds among co-owners
    • ✓Declaration of title, recovery of possession and eviction suits
    • ✓Injunctions and legal notices against encroachers and illegal occupation
    • ✓Cancellation of forged or fraudulent deeds and false powers of attorney
    • ✓Mutation and record-correction appeals; Land Survey Tribunal matters

You receive: a case strategy with realistic prospects and timelines, and representation from the district court to the High Court Division.

  6. 06
    While you own it

    Protecting the property you own

Especially for owners who live elsewhere. We keep the public record in your name, the land tax paid, and act the moment someone else lays a claim.

    • ✓Annual land development tax payment at the AC Land office, receipts filed to you
    • ✓Periodic checks of khatian and sub-registry records for any new entry, claim or case
    • ✓Boundary disputes: demarcation through the local survey office and legal notice to the neighbour
    • ✓Legal notice, injunction and suit against encroachment or illegal occupation
    • ✓Cancellation proceedings against forged deeds or false powers of attorney made in your name
    • ✓Mortgage, lease and sale documentation when you decide to use or sell the property

You receive: up-to-date records in your name and a single point of contact for anything that comes up.

What we check

The documents we verify before you pay a single taka

Most land disputes in Bangladesh start with a document nobody checked. We trace the ownership chain, confirm the public records match the deed, and put the findings in a written opinion you can rely on.

Checks are run against the sub-registry, AC Land office and digital land records (DLRMS), and on the ground where possible.

  1. 01

    Seller identity & title

The person selling is the person on the deed, porcha and mutation, and all heirs or co-owners are accounted for.

  2. 02

    Chain of deeds

Each transfer back through previous owners, verified against sub-registry records, not just photocopies.

  3. 03

    Khatian & porcha

CS, SA, RS and BS / City Jarip records agree with the deed on owner, dag number and area.

  4. 04

    Mutation (namjari) & DCR

Mutation is complete in the seller's name at the AC Land office, with the DCR issued.

  5. 05

    Land development tax

Khajna receipts are current; arrears signal an uncertain or contested owner.

  6. 06

    Mouza map & possession

The plot on the map is the plot on the ground, and the seller actually holds possession.

  7. 07

    Encumbrances

No mortgage, lien, attachment, vested-property or khas-land status against the plot.

  8. 08

    Pending litigation

No civil or criminal case touching the land or the seller; court records searched.

  9. 09

    Power of attorney validity

If the seller acts through an attorney, the POA is registered, specific, unrevoked and properly validated.

Who it is for

Buyers, sellers, landowners and heirs

  • First-time buyers

Buying a plot or flat and want to know it is safe before paying.

  • Expatriates (NRB)

Buying, selling or protecting family land from abroad.

  • Landowners

Signing with a developer and need the agreement reviewed first.

  • Heirs & families

Settling inherited property, partition and succession certificates.

  • Banks & investors

Needing a legal opinion and search report before lending or investing.

Buying or protecting property from abroad

You stay abroad. Your property moves forward.

Non-resident Bangladeshis with a valid passport or NID hold the same property rights as residents. The difference is logistics, and that is what we handle: a properly executed power of attorney, funds through the right banking channel, and a trusted representative at every office.

FAQ

Property questions we hear most

Send us the deed and khatian copies and we will tell you what else we need.

WhatsApp us
Q01

How long does a title verification take?

Typically 7 to 15 working days once we have copies of the deed, khatian and the seller's details. Deed searches at the sub-registry and record pulls from the AC Land office can add time in some districts.

Q02

Can you register property for me while I am abroad?

Yes, through a properly executed and validated power of attorney. We draft it, guide you through signing at the Bangladesh embassy or high commission, and complete the Ministry of Foreign Affairs, DC office and sub-registry validation here.

Q03

Can a non-resident Bangladeshi buy land at all?

Yes. NRBs holding a valid Bangladeshi passport or NID have the same property rights as residents for land, flats and commercial space. Funds should come through a proper banking channel so the investment is documented and repatriable later.

Q04

What if the land already has a case running?

We obtain the case record, give you a written risk opinion and, where appropriate, advise on settlement or injunction options before you proceed. Our general advice is simple: do not pay for disputed land until the dispute is cleared.

Q05

Is registration enough, or do I also need mutation?

You need both. Registration transfers the title to you; mutation records you as owner at the AC Land office so you can pay land tax, sell or mortgage later. We complete mutation as part of every purchase.

Q06

How are fees decided?

Fees depend on the type and complexity of the work. After the initial assessment we tell you the fee clearly before any work begins, with no hidden costs later.
